Unexpected shift in the property market: The city that topped Cluj and the Capital in price hikes

Apartment prices for sale have increased by an average of 14% in Romania over the past year.

The biggest surprise comes from Craiova, a city that has recorded the fastest pace of price increases among major urban centers, according to an analysis by Imobiliare.ro.

Craiova has seen a 21% increase in prices asked by owners and developers, thus rising to fourth place in the list of the most expensive cities in the country. With an average price of 2,095 euros/sqm, the city is rapidly approaching the level in Bucharest.

"Craiova is increasingly asserting itself as an emerging hub on Romania's real estate map, a secondary city that is currently experiencing a phase of accelerated development. Housing prices have been steadily rising, reflecting the growing demand and investment interest. Alongside Sibiu and Oradea, Craiova demonstrates that secondary cities can offer stability, growth, and development," says Daniel Crainic, marketing director at Imobiliare.ro.

Bucharest: 17% price increases, with huge differences between neighborhoods

The capital city records the second highest annual growth, at around 17%. The average price has stabilized around 2,178 euros/sqm, but the gap between the most affordable and the most exclusive areas remains significant.

In Ferentari, apartments are sold for less than 1,100 euros/sqm, while in Aviatorilor, average prices from 2025 are approaching 5,000 euros/sqm.

Ploiești and Constanța, in the top of price increases

In Ploiești, prices have advanced by 14%, reaching 1,333 euros/sqm. Constanța ranks fourth nationally in terms of the pace of price increases, with a 13% increase and an average price of 1,930 euros/sqm.

12% increases were reported in Iași (1,896 euros/sqm) and Timișoara (1,857 euros/sqm).

Cluj-Napoca maintains its title as the most expensive city

Sibiu marks an 11% increase, reaching 1,927 euros/sqm, with the same pace being recorded in Cluj-Napoca. However, the city remains the most expensive real estate center in the country: buyers pay, on average, 3,207 euros/sqm for an apartment.

In Oradea, prices have increased by 10%, nearing the threshold of 1,800 euros/sqm. Brașov reports a similar pace, with an average price of 2,223 euros/sqm. However, for new housing, costs already exceed 2,600 euros/sqm.
